Here's how it works:
We will verify that an ADU can be built in your home. We will create a financial model to verify that your ADU can be rented to someone at 80% AMI. If you choose to move forward, you will need to sign a 10 year master lease with AHA. AHA will raise the money needed to build your ADU. We will manage the construction process and sublease your basement to a carefully vetted family.
You may be wondering why we need to master lease your basement. That allows us to rent your basement to renters that will pay AHA. From that rent, AHA will pay the banks that financed the build out and potentially pay you a small monthly payment.
At the end of the 10 year lease, the ADU is yours to use how you would like. It may be that you choose to rent it at full market rate to supplement your retirement income. You may choose to allow your married kids to live there as they are going to school.
